Septic, Sewer, and Utilities: Questions Before Buying

Public water and sewer reach many Mint Hill homes, but not every parcel. On larger and older lots, assume nothing until it is documented.

Public Water and Sewer

Charlotte Water provides water and sewer service in much of Mecklenburg County, including many Mint Hill neighborhoods. Union County parcels may be served by Union County utilities. Availability is property-specific and extending a line to an unserved lot can be costly or infeasible.

Septic Systems

  • Request the existing septic permit and any repair history.
  • Locate the drain field and reserved repair area on a survey.
  • Commission an inspection by a qualified septic professional.
  • For vacant land, confirm soil suitability with county environmental health before closing.
  • Remember that pools, additions, and driveways cannot go on the drain field or repair area.

Private Wells

If a home uses a well, request water testing and any available well records. County environmental health can advise on testing.

Electric, Gas, and Internet

Providers vary by location. Confirm internet options for the exact address — coverage on larger, more remote parcels can differ from the town center.

Bring Your Plans Into Focus

Before a lot goes under contract, it helps to have a builder walk it with you. Peters Custom Homes can talk through access, site work, and what a custom plan might need on a specific parcel.
