Spec Homes
A spec home is started by the builder before a buyer is under contract. Timing determines how much you can still personalize.
How It Works
The builder selects the lot, plan, and most finishes. Buyers who contract early may choose some selections; later buyers purchase the home largely as designed.
What to Check
- Construction stage at contract and remaining selections.
- Warranty terms and builder responsiveness.
- Independent inspection before closing.
- Final grading and drainage.
Timing, Selections, and Value
Buying a spec home at an earlier stage of construction may leave room to choose finishes, while a completed home offers certainty about exactly what you are getting. Ask the builder which selections remain open at each stage and how changes are priced.
Compare spec homes on what is included rather than on headline features. Lot preparation, landscaping, driveway, appliance packages, and warranty terms can vary widely between builders and even between homes from the same builder.
- Request the builder's written warranty and its coverage periods.
- Ask for inspection reports and the certificate of occupancy status.
- Hire an independent inspector, even for new construction.
- Confirm utility connections, septic or sewer, and any HOA requirements.
